Can’t sell your property? Why not adapt it to suit your needs?
The outlook for anyone looking to sell their home at the moment looks incredibly bleak. Property sale figures have been tumbling over recent months, with estate agents reporting very poor sales and the average estate agent having around 75 properties remaining unsold on their books. In fact, the situation has reached a point where thousands of estate agents and related industry officials are at risk of losing their jobs. Homeowners in the UK have therefore had to face up to the fact that a quick sale – or any sale – of their home may not be an option.
Why have property sales in the UK fallen to such low levels? Well there are a number of factors that are fuelling the slump in housing sales. We all know that property values are falling, and this has had a double effect. It has put some homeowners off selling their homes because they don’t want to sell when property prices are low. It has also put buyers off taking the plunge and buying a property, because they don’t want to see the value of their home plummet just after they have purchased it, as this could leave them facing negative equity.
The global credit crunch has a big part to play in the lack of sales too. Since the onset of the crunch the mortgage industry has been in chaos. Credit conditions have become very difficult, with lenders being more stringent, interest rates rocketing despite base rate cuts, higher deposits being demanded by lenders, increase mortgage arrangement fees, and a huge drop in the number of mortgage products available. All of this has left many potential buyers unable to either afford a mortgage or even unable to qualify for one in some cases.
So, what do you do if your home is no longer suited to your needs but you either can’t sell it or don’t want to sell it due to the lower value of your home? Well, one possibility is to forget about selling your home to find a more suitable property and focus instead on adapting your existing property to suit your needs, which in many cases can be easily done. This can be a particularly suitable solution if you find the area that you live in is suited to your needs, you have friends and family that you want to stay close to, and you have good neighbours.
You can carry out all sorts of improvements and changes to your home, and this could include converting unused space, adding a conservatory, adding an extension, improving heating and insulation, having a new kitchen or bathroom fitted, getting replacement windows, and more. Often people only move due to the need for increased space, but with many properties this can be achieved through home improvements, which means that there is no need to move. Also, with the right home improvements carried out to a high standard you could see the value of your property increase.
